Appealing to Renters

(Curb) Appealing to Renters

In the competitive rental market present today, curb appeal is becoming increasingly important. It is what prospective renters see at first glance when driving past a rental on the street or sorting through pictures of rental properties online; a well-kept property with eye-pleasing features offers an edge to any property owner who wields these tips:

  • House numbers should be clean and visible, polished and complimentary to others fixtures on the property. Ensure nobody has to guess what property they are looking at.
  • Make the entry way the focal point with a blast of color or a custom door. This is the entrance to the property and it should be welcoming.
  • Add lights. Solar lights are a cost-effective way to add security and appeal to a rental property. Also, use LED lighting if possible in other areas of the property. This will not only save energy, but it will save tenants money, allowing them more money for rent.
  • Replace or repair neglected gutters and downspouts for efficient water movement from the roof. Not only does this help maintain the property, it conveys that the property is cared for.
  • Green the grounds. Flowers are an option owners can use to increase curb appeal, but full green grass is essential-especially in metro Detroit where the lawn takes a beating during winter months.
