Weathering Rental Season

The most extreme metro Detroit weather types- high winds and lightning can often be the most damaging to a property, especially when either causes downed trees. Realistically, falling tree limbs and fallen trees cause millions of dollars in damage to homes, cars, and power lines each year. And while neither lightning bolts nor tornado-like winds are preventable, small steps can be taken to limit their damage to your rental property and the repair cost to you.

In addition to welcoming extreme heat, the spring and summer rental season means stormy weather in Metro Detroit. Is your rental property rain ready?

Heavy rainfall presents the risk of flooded basements and leaky ceilings when the snowflakes have shifted to raindrops. And while regular maintenance inspections can help identify cracks in the property foundation or other points of entry for unwanted water, heavy rain can cause flooding and/or water damage without warning signs.

In the latter case, the damage needs to be assessed immediately, and the problem pinpointed. Is a window leaking? Is there a grade issue? Did the sump pump work effectively? Wet areas should be dried to prevent mold growth, and the problem repaired. (Your property manager can take care of these steps for you.)

Although flooding is a relevant and sometimes damaging issue, most standard homeowners insurance does not cover floods. However, both renters and owners can purchase flood insurance.
