RENTAL APPLICATION POLICY & PROCEDURES
REQUIRED INFORMATION – All information must be filled out on the application to start processing the application. This includes finances, dependents, pets, references, vehicles, and emergency contacts. All adults aged 18+ must apply & pay $60 per applicant. Applications are reviewed on a first-come, first-served basis by our Real Property Management Metro Detroit Screening Specialists.
Common Reasons to be Declined – Evictions, insufficient length of employment, unpaid balances due to past landlords, outstanding utility bills, credit score below company policy, insufficient income, unsatisfactory references, felonies, and recent bankruptcies. Unqualified occupants and/or pets can also be a reason for your application being declined.
Application Screening Process
On the Application Screening Process button, put the following information. These are the steps below once a completed application has been submitted.
- Application Review for completed information
- Identity Verification
- Credit/Background Check
- Employment Verification
- Residential Verification
- Pet Review (if applicable)
Required Information
- Current government-issued ID
- A photocopy of your Social Security card
- Proof of income: last 3 months of pay stubs or, if self-employed, 2 years of tax returns and bank statements
- Current Landlord contact info
- Rental history for the last 3 years
- Pet photo with application (if applicable)
Qualifications
- Security deposit is 1.5 months’ rent
- Rental rate should not exceed 30% of your gross monthly income
- The credit score must meet the minimum standard set by the company
- Minimum of 1 year of employment
